COVENANTS
UPDATE
Our
covenants enforcement officer (CEO) has been making bimonthly rounds,
and based upon the number of citations our situation has improved significantly.
Basically, we have issues with weeds, old mailbox maintenance, satellite
dishes and cars parked on the road and/or driveways. On the latter,
the CEO has been asked to hold back the citations pending further comments
below.
Satellite
dishes
The board understands the need to have an alternative to the cable.
However, the covenants provide strict guidelines (No. 14) on satellite
dishes. Unfortunately, some of these guidelines would make it impossible
for some homeowners given geographic exposure issues related to signal
reception.
Therefore,
we would like to make the following sensible requests. If you have no
other choice than to install a satellite dish visible from the road,
you must use your best effort to screen it from view with natural landscaping.
Also, any satellite dish is considered an exterior modification and
requires prior approval by the Covenants Committee. For your recollection
regarding guideline 14:
- Satellite
Dish must be no larger than 18 inches
- If
ground mounted, must be screened from view by natural landscaping
(no lattice). Any cables must be buried
- No
front yard mounting
- If
mounted on home, must be mounted on rear of home and within the sidelines
of home so as not to be visible from street
- No
roof top mounting
- Color
of satellite dish will be reviewed.
Parked
Vehicles
The covenants are also strict about restricting any vehicles parked
on the streets, common property and driveways (Article VI, Section 4
and Guideline 12). In particular you are not allowed to have any trailers,
boats, camper etc. parked for longer than 24 hours on your driveway.
If you own more cars than you have garage space, you may park them in
the driveway provided they are moved every 24 hours. We have noticed
that many cars are not parked in the garages although space is available.
Starting May, our CEO will be citing parking violations.
Please
remember that cars should not be parked close to the intersections as
they cause safety hazards. In general, street overnight parking is forbidden.
We
are trying our best to sensibly enforce the rules of our community.
As always we do welcome your feedback -- positive and negative. Covenants
enforcement is quite a thankless job, and in particular, we usually
receive only negative comments. we would hope that there is a silent
majority out there who applauds our efforts!

PARTY & QUARTERLY MEETING

location is obviously the pool and clubhouse. Lunch and refreshments
in the form of hot dogs/hamburgers/soft drinks/beer/chips/sweets etc
will be served.
Our
party committee has planned lots of games for the whole family. This
is a great opportunity to socialize and meet the neighbors. For further

new pool furniture has arrived and we outfitted the gates with new number
locks to make access for you easier. In a separate e-mail I will inform
you off the key code, which will be changed every once in a while. This
